For close to a century, the Learbury factory was the primary used to manufacture and sell the Learbury line of clothing as well as manufacture other popular brands for major retails stores. The first floor was the Learbury retail story, and the upper three floors were filled with sewing machines as part of the Learbury factory.
When the manufacturing was moved to a new facility, ZFS&A was asked to develop a plan to renovate the 42,000 square foot structure into an office/retail complex with multiple tenants. Improvements included all new mechanicals, roof, windows, and grounds. An elevator was added and the building was made totally ADA compliant.
The painted interior beams, columns, and thick plank flooring were stripped and refinished to expose the natural wood tones. A decorative stairway was added between the first and second floor as part of the new Learbury retail store, and a 20,000 square foot addition was constructed for Jacobsen Oriental Rugs. Other areas houses an advertising firm and the Learbury executive offices.
ZFS&A designed and built the project over a six-month period without the Learbury story ever having to close its doors.
